What is Hamlet Living and how does it work?
What is ‘Hamlet Living’?
Hamlet Living is an independent owner and operator of boutique land lease communities for ‘right sizing’ Australians - whether working, retired or semi-retired.
What is ‘land lease’?
Land lease delivers low maintenance living, while being part of a thriving community. In a landlease community, you own your home outright, while leasing the land it sits on. The benefits to this are that it reduces upfront costs, avoids stamp duty and council rates on the land, gives you access to shared community facilities and a community of like-minded people.
Do I own my home?
Yes, you own your home outright, including all fixtures and fittings. Further details can be found in your Home Purchase Agreement.
What does it mean to ‘lease’ the land?
In a land lease community, ‘leasing the land’ means that you own your home outright, but you lease the land it sits on from Hamlet Living through a Site Agreement, and pay a Weekly Hamlet Fee. This agreement gives you access to the land your home is sited on and all community facilities.
Why don’t I pay stamp duty?
By leasing the land, you aren’t required to pay stamp duty when you purchase your Hamlet Living home. As compared to traditional property ownership in Victoria, where stamp duty is normally payable on the value of the land.
Who can live in a Hamlet?
Hamlets are designed for people seeking a richer, simpler, more connected way of life – whether couples or singles – working or retired. As downsizer communities, Hamlet’s are not suitable for families with children.
How large is a Hamlet community?
Each Hamlet is intentionally small, typically hosting 50–80 homes. This ensures homeowners can develop real connections and enjoy a close-knit neighbourhood atmosphere.
Can my friends join a Hamlet community with me?
Community thrives on friendship, which is why we encourage Hamlet homeowners to invite their friends to join them and share the experience together. It’s a meaningful way to help shape the community you call home. And because we truly value the power of referrals in creating cohesive communities, we’re pleased to say thank you — with $1,000 for you and $1,000 for your friend when they settle their new home (for more details please see T&Cs).

What is the lifestyle like in a Hamlet?
What clubhouse facilities and community amenities are included?
Olinda Lodge is Hamlet Living Lilydale’s boutique clubhouse. It includes both a social and wellness wing including; lounge, kitchen bar, co-working space, pilates studio, cardio room, sauna, spa, outdoor terrace, firepit, landscaped gardens, community garden, BBQ areas and walking paths.
Can I leave my home for extended periods?
Hamlet communities are designed for a “lock-up-and-leave” lifestyle, so you can leave your home for extended periods with peace of mind. Community management maintains front of house gardens, common areas, and essential services, giving you freedom to travel without worrying about upkeep. As a gated community you can also be assured that your home is secure.
Are pets allowed?
We love pets at Hamlet Living and look forward to meeting your furry friends. Hamlet Living Lilydale is a dog’s haven with walking trails and off leash dog areas right on the doorstep at Bellbird Park and Lillydale Lake.
Can I host visitors or family?
Hamlet communities are designed for socialising with friends and family. Guests are very welcome, and community spaces make it easy to entertain and enjoy events.
Are the communities environmentally sustainable?
Yes, Hamlet Living proudly integrates sustainable practices including energy-efficient homes, water-wise landscaping, and community facilities designed to minimise environmental impact while supporting a healthy lifestyle. Each community features unique sustainability initiatives. At Hamlet Lilydale, we are regenerating over 2.4 hectares of land with indigenous plants.
Are there activities in a Hamlet?
Each community has social groups and hosts events that you can get involved with, for example; walking groups, wine tasting, pilates classes, sports and music events etc.
How do I join a Hamlet community?

What's included when I purchase a home in a Hamlet?
What types of homes are available?
Hamlet Living offers modern, single-level, light filled homes designed for comfort, quality and sustainability. Homes feature contemporary layouts, high-quality finishes, and spaces that promote relaxed, low maintenance living. Our home designs include; 2 bedrooms, 2 bathrooms, with the option of an additional study, and 1 or 2 car garages.
What deposit is required to secure a home?
A non-refundable $1,000 deposit secures your home in the Hamlet for three weeks. When you’re ready to sign your Home Purchase Agreement and Residential Site Agreement, you will pay a further $4,000. This brings your total deposit to $5,000. The final balance of the home (less $5,000) is payable at settlement.
What building guarantees come with my home?
Every new home includes a two-year non-structural warranty, and a 10-year structural warranty.
Can I make modifications to my home?
Since you own your home, you can customise and update it (within Council regulations and Hamlet Community Rules) to suit your lifestyle.
What aspects of my home can I customise?
If you’re buying a beautiful new Hamlet home that hasn’t been built yet, you will have the opportunity to select from internal colour scheme designs specially curated by our architects. You can then make whatever changes you please to the interior once you have moved into your beautiful new home.
Is my home secure?
Our Hamlets are gated communities. As a homeowner you have security access at any time of the day or night, but our gates are locked to any non-homeowners from dusk to dawn, for the safety and security of our community. Having on-site, part time, Hamlet Living Managers during key business hours also provides additional peace of mind.
Who collects my rubbish?
With your home comes two rubbish bins (household and recycling) collected by one of our waste management partners. Nothing changes for you, simply put your bins out each week.
Where is mail delivered?
Australia Post will deliver mail to your letterbox and parcels to your door.
Who looks after the gardens?
Hamlet Living does all front garden landscaping and maintenance. You are responsible for maintaining your back garden space.
What happens if I want to sell my home?
When you sell your home, the new buyer takes over the land lease under the same terms (but with a new 90-year lease period granted). This ensures a smooth transition and lets you retain any capital gain from the sale of your home structure. You are welcome to sell your home with a local agent, or have Hamlet Living sell it on your behalf.

How does the Hamlet weekly fee work?
What fees/rent do I pay?
Homeowners pay a Weekly Hamlet Fee (WHF) - $220 for singles $270 for couples. It is your all access Hamlet pass which covers your lease of the land and provides you access to beautifully designed Clubhouse facilities, community amenities and landscaped gardens.
Homeowners may be eligible for Government Rent Assistance through Centrelink if they are on the Age Pension or other Government rent assistance program, which helps to offset this weekly rent. Centrelink or Veterans’ Affairs will be able to guide you through your individual eligibility.

What is the ‘Community Reinvestment Fee’?
Our commitment to Hamlet Lilydale continues long after the last homes are built. The Community Reinvestment Fee (CRF) helps ensure the community thrives well into the future, maintaining the beauty, care and quality that make Hamlet such a special place to live.
The CRF is calculated at 2% per year of your home’s purchase price, capped at 10%, and is only payable when you sell. This helps keep the upfront cost of your home more accessible while supporting the ongoing care of shared spaces, gardens and community facilities, along with future improvements.
It also aligns our success with yours. By reinvesting in the community over time, we help protect the lifestyle, quality and long-term value of every home at Hamlet.

Are there additional costs?
Council rates, common area electricity and water rates are included in the Weekly Hamlet Fee, and because you don’t own the land, there is no stamp duty on the land component. Helping to keep your upfront costs lower than traditional home purchases. You are responsible for electricity and water costs for your own home.
How does owning a home in a Hamlet compare to a retirement village?
Hamlet Living offers transparency, flexibility, and lower upfront costs. You own your home, avoid complicated exit fees, and pay a Weekly Hamlet Fee that covers your community services. It’s a simpler alternative to many traditional retirement-village arrangements.
